The Phoenix City Council adopted Ordinance G-7412 to rezone a 2.53-acre property at the northwest corner of 22nd Street and Quail Avenue. The property was rezoned from S-1 DVAO (Ranch or Farm Residence, Deer Valley Airport Overlay District) to CP/GCP DVAO (Commerce Park District, General Commerce Park Option, Deer Valley Airport Overlay District). This change allows for the development of a 34,878-square-foot warehouse building. The site is currently used for residential and an equine facility. The conceptual site plan includes 34 parking spaces and vehicular access from both Quail Avenue and 22nd Street. The development is subject to 17 stipulations, including requirements for drought-tolerant landscaping, 25% surface parking shade, dedicated pedestrian walkways, an outdoor employee resting area with 75% shade, EV-capable infrastructure for 10% of parking spaces, and bicycle parking. Additional stipulations include right-of-way dedications, traffic impact mitigation, water efficiency program participation, and stormwater management using green infrastructure techniques. The building height is proposed at a maximum of 25 feet to the roof deck, or 27 feet 6 inches to the top of the parapet.
