The project proposes a multifamily residential development with 10 detached, one-story units. The development will have a maximum of 12 dwelling units as stipulated. The conceptual site plan shows units oriented around a driveway with an open space area for amenities. The proposal is consistent with the General Plan Land Use Map designation of Residential 10 to 15 dwelling units per acre and aims to increase the housing supply in the area. Key stipulations include enhanced shading for pedestrian and bicycle pathways, a minimum of 4 bicycle parking spaces, a bicycle repair station, EV-capable vehicle parking, green stormwater infrastructure, and participation in the City of Phoenix Water Efficiency Program.
