The Phoenix City Council approved a rezoning from RE-43 (One-Family Residence) to A-1 (Light Industrial District) for a 2.13-acre site located approximately 554 feet south of the southeast corner of 69th Avenue and Van Buren Street. The purpose of the rezoning is to allow for truck and semi-trailer parking and rental parking. The proposal is consistent with the Southwest Phoenix Employment Center's goal of supporting industrial uses and generating employment opportunities. The approval is subject to several stipulations aimed at mitigating impacts on surrounding residential properties and a nearby school. These include landscape setbacks along the north and east perimeters, provisions for an outdoor employee resting area with shade, shaded parking areas, green stormwater infrastructure techniques, EV charging for 5% of parking, and bicycle parking with 10% electrical receptacles. The maximum building height is limited to 40 feet. Additionally, the developer must dedicate a 30-foot right-of-way and construct a 5-foot-wide sidewalk along 69th Avenue. Archaeological data testing may be required if deemed necessary by the Phoenix Archaeology Office.
