The Phoenix City Council approved the rezoning of a 1.12-acre vacant site at the southeast corner of 17th Street and Griswold Road from R1-6 (Single-Family Residence District) to R-O (Residence Office – Restricted Commercial District). The proposal is to develop a 9,500 square foot, 15-foot high, single-story professional office building. The site plan includes 38 parking spaces, with a minimum of 25% of surface parking shaded and 5% including EV infrastructure. The development is subject to numerous stipulations regarding landscaping setbacks, architectural embellishments, pedestrian pathways, water efficiency, and green stormwater infrastructure. Access to the site will primarily be from a shared access easement to the south, with no vehicular access allowed from Griswold Road except for fire access. The project also addresses archaeological sensitivity and requires a Proposition 207 waiver of claims form to be completed.
