The City Council approved the Schroeder Annexation, incorporating approximately 5.20 acres of land from Maricopa County into the City of Phoenix jurisdiction. The parcel, APN 210-07-017, is currently vacant and zoned RU-43 in Maricopa County. The applicant, Kaeko, Inc. on behalf of Kimberly Schroeder, intends to rezone the annexed land to CP/GCP DVAO or A-1 DVAO for the development of approximately 65,000 square feet of light industrial uses, including two warehouse structures and one office building. This annexation will allow the City of Phoenix to control future rezoning requests and capture property tax, utility tax, state shared revenue, and impact fees. Water and sewer services will be provided, with significant infrastructure improvements potentially required from the developer. The annexation conforms to current City policies and complies with Arizona Revised Statutes Section 9-471, and was recommended for adoption by the Task Force Analysis Report.
