The New York City Council approved two special permits for VNO 350 Park Development LLC to facilitate the construction of a new commercial office building at 350 Park Avenue in Midtown East, Manhattan. The first special permit, under Section 81-645 of the Zoning Resolution, allows for an increase of 3.0 Floor Area Ratio (FAR) on the qualifying site due to the provision of an above-grade public concourse. The second special permit, under Section 81-685, modifies the definition of a qualifying site, adjusts height and setback requirements, alters floor area distribution, and revises mandatory district plan elements. These modifications are specifically tailored for the proposed development on Block 1287, Lots 21, 27, 28, and 33, which are located within C5-3 and C5-2.5 Districts in the Special Midtown District. The project plans were prepared by AAI Architects, P.C. The Subcommittee on Zoning and Franchises recommended approval, and the Council subsequently adopted the resolutions.
