An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by changing from Specific Plan (SP) to Specific Plan (SP) zoning for property located at 800 North 5th Street, at the northwest corner of Arrington Street and North 5th Street (0.19 Acres), to permit three multi-family residential units. The Metropolitan Council passed this bill, BL2025-990, on September 16, 2025, following conditional approval by the Planning Commission on June 26, 2025. Conditions include limiting heights to 2.5 stories within 35 feet and a specific definition for a 'one-half story'. The final site plan must incorporate architectural elevations that comply with preliminary SP standards and meet Metro Fire Marshal's Office requirements for emergency vehicle access and water supply. Public sidewalks, grass strips, and frontage zones are also required, with existing vertical obstructions to be relocated. Minor modifications to the preliminary SP plan may be approved by the Planning Commission if they are consistent with the principles and objectives of the approved plan.
