An ordinance was passed to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by changing from RS10 to SP zoning for property located at Kings Lane (unnumbered), approximately 122 feet east of Haynes Park Drive. The 5.09-acre property is approved to permit 48 multi-family residential units. The development will prohibit short-term rental property, both owner-occupied and not owner-occupied. Conditions for approval include pitched roof forms for all units, required landscape buffers along northern, western, and eastern property lines utilizing existing tree canopy where practicable, additional landscape buffering south of surface parking areas, and architectural detailing for corner units with two public street-facing facades. No direct vehicular access is permitted from public streets to individual units. A corrected preliminary SP plan incorporating Metro Council's conditions must be submitted to the Planning Department prior to or with the final site plan application. The final site plan must label internal driveways as 'Private Driveways' and include a note that driveways will be maintained by the Property Owners' Association. Requirements from the Metro Fire Marshal's Office for emergency vehicle access and adequate water supply must be met before building permits are issued. Minor modifications to the preliminary SP plan may be approved by the Planning Commission or its designee, provided they are consistent with the plan's objectives and do not increase density, add unpermitted uses, eliminate specific conditions, or add new vehicular access points.
