An ordinance was approved to rezone properties at 13905 Old Hickory Boulevard and an unnumbered parcel on Old Hickory Boulevard, approximately 1,440 feet west of Whittemore Lane, from AR2a to SP zoning. This change permits the development of 237 residential units on 66.72 acres. The project includes 140 single-family residential lots and 97 multi-family residential units. Short-term rentals, both owner-occupied and non-owner-occupied, are prohibited. Conditions for approval include preserving the original stone foundation of an existing home and building a new programmed structure as an amenity, incorporating a roundabout if feasible, submitting an invasive species removal plan, and adhering to specific architectural and site plan standards. Ownership of attached units can be divided by a Horizontal Property Regime or subdivision with minimum lot sizes of 1,500 SF. Alley-loaded single-family lots require a minimum of 4,000 SF, and other single-family lots require 5,000 SF. A tree preservation plan is also required.
