The City Council approved a rezoning from Commercial Residential Office (CRO) to Planned Unit Development (PUD) for a 1.07-acre parcel at 4672 Sunbeam Road. This will permit the development of up to 11,000 square feet of enclosed office/flex space/warehouse uses. The new PUD district allows for professional, medical, dental, and business offices, commercial retail sales and service establishments, warehousing, wholesaling, distribution, light manufacturing, and manufacturer's agents and display rooms. The project is designed to create a transitional land use buffer between Sunbeam Road and existing residential development to the south, with the building oriented to block noise and viewsheds from truck parking. The maximum building height is 35 feet, and maximum parcel coverage by buildings and structures is 30%. Vehicular access will be from Sunbeam Road.
