This decision approves a rezoning of approximately 1.9 acres from Planned Unit Development (PUD) Ordinance 2017-010-E to a new PUD. The new PUD permits hotels and motels, commercial uses, and multi-family dwellings at 860 and 1000 Riverside Avenue and 1049 May Street. The proposed development, named 1000 Riverside PUD, includes a new mixed-use retail and hotel building (125 hotel rooms, 50,000 SF commercial), an existing nine-story mixed-use building (78,080 SF) with ground-floor restaurant and rooftop, and integrated structured parking. The PUD allows for specific deviations from the zoning code, including no required setbacks, a maximum building height of 85 feet for new structures, and an increased building footprint for the proposed building and parking garage. A minimum of 271 parking spaces and one loading dock will be provided. A 5,000 SF hardscape plaza will serve as public space.
