The City Council of Jacksonville approved an ordinance to waive the minimum required road frontage for the property at 2917 Algonquin Avenue, located in Council District 7, between Baltic Street and Verona Avenue. The request, filed by Cyndy Trimmer, Esq., on behalf of David P. and Katherine C. Hagar, as Trustees of the Hagar Trust, reduces the minimum road frontage requirements from 72 feet to 50 feet in the Residential Low Density-90 (RLD-90) zoning district. The Council found that there are practical or economic difficulties in adhering to the strict regulation, the waiver will not diminish property values or alter the area's character, and a valid easement for vehicular access exists. The approval is based on findings that the waiver meets the criteria in Chapter 656, Ordinance Code. The waiver is not an exemption from other applicable laws and must be exercised within one year of the effective date.
