The City Council of Jacksonville approved an administrative deviation (AD-25-45) for property located at 0 Philips Highway, owned by Mariluz Lee and Bodies by Lulu, Inc., and applied for by Kyle Davis of Baker Design Build. The deviation facilitates the development of a 3,520 SF Men's Wearhouse within the existing Commercial Community/General-1 (CCG-1) zoning district. The approved deviations include reducing the rear required yard from 10 feet to 0 feet, decreasing the minimum number of off-street parking spaces from 17 to 4, and eliminating the requirement for terminal island trees (from 1 to 0). Additionally, the perimeter landscape buffer area between the vehicle use area and abutting property along the north, east, and south boundaries was reduced from a 5-foot minimum width to 0 feet. Finally, the maximum width of the driveway access from Keskin Avenue was increased from the required 24 feet to 44 feet.
