An ordinance was approved to rezone approximately 2.30 acres of land from Commercial Community/General-1 (CCG-1) District to Commercial Community/General-2 (CCG-2) District. The property is located at 9590 Atlantic Boulevard and 0 Mary Susan Drive, between Beacon Point Drive and Live Oak Drive. The rezoning will allow for the retail sales of new and used automobiles by a non-franchised motor vehicle dealership. The subject site has been operating as a non-franchised dealership since at least 2017 under a different brand name. The previous CCG-1 zoning district had been amended to remove non-franchised dealers as a permitted use. The proposed CCG-2 zoning district is considered compatible with the surrounding commercial area, as properties to the east are also zoned CCG-2 and operate as established dealerships. The Planning Department and Planning Commission both recommended approval, finding the rezoning consistent with the 2045 Comprehensive Plan.
