The City Council of Jacksonville approved the rezoning of approximately 23.00± acres located at 14420 and 14444 Beach Boulevard, between San Pablo Road South and Eunice Road. The property, owned by Intercoastal Plaza, LLC, was rezoned from Planned Unit Development (PUD) District (1988-442-E) to a new PUD District. The primary purpose of this rezoning is to update the permitted uses to be consistent with current Zoning Code uses, allow for a new access point on Eunice Road, and waive the distance limitation requirements for liquor licenses as set forth in Section 656.805 of the Ordinance Code. The property was initially developed in 1993 as a multi-tenant neighborhood shopping center with a maximum of 150,665 square feet, including several out-parcels currently operating as a bank and fast-food restaurants. The Planning Department recommended approval with conditions, including limiting vehicle access to Eunice Road and requiring the developer to be responsible for pedestrian safety improvements. The rezoning is consistent with the 2045 Comprehensive Plan, promoting commercial uses within the Community/General Commercial (CGC) land use category, which aims for compact development in nodal and corridor patterns.
