The Jacksonville Planning Department recommended approval for a Small-Scale Future Land Use Map Amendment to change the designation of a 3.47-acre property at 3062 Sunnybrook Court from Low Density Residential (LDR) to Medium Density Residential (MDR). This amendment facilitates higher-density residential development, allowing for the potential of 52 dwelling units, an increase from the current 17 units. The site, located between Melson Avenue and Detroit Street in Council District 9, is currently mostly vacant with one single-family home. The proposed change is consistent with the 2045 Comprehensive Plan for infill development in an Urban Priority Area and provides new housing options with full urban services. A companion rezoning from Residential Low Density – 60 (RLD-60) to Residential Medium Density-D (RMD-D) is concurrently pending. The project is estimated to generate 190 net new daily trips and introduce 12 new students to the local school system.
