The Columbus City Council is considering a variance request for a proposed 264-unit apartment complex on approximately 14 acres at 1854 Stelzer Road. The applicant, Metro Development III LLC, seeks relief from several zoning code provisions to allow reduced parking and building setback lines, and an increased detached garage height. Specifically, the variances would reduce the parking setback along the southeastern property line from 25 feet to five feet, reduce building setback lines from 60 feet to 25 feet along Stelzer Road and from 25 feet to five feet along the I-670 right-of-way, and increase the allowable height of private detached garages from 15 feet to 16 feet. The Northeast Area Commission and City Departments have recommended approval, noting that the proposed design is consistent with the Northeast Area Plan (2007) guidelines, which encourage tree preservation and the use of natural features.
