The Columbus City Council approved a variance (CV25-057) for the property at 1855 Tanis Drive, allowing residential development with reduced standards in an R, Rural District. The existing parcel, currently with two single-unit dwellings, will be split into three new lots (0.18 acres, 0.11 acres, and 0.18 acres). Variances were granted to permit two-unit dwellings on Lot 001 and Lot 002, where only single-unit dwellings are typically allowed. Additionally, variances reduced required lot areas from five acres to the proposed sizes, decreased building lines from 25 to 21 feet along Tanis Drive for the new duplexes, and lowered rear yard percentages on all three lots (10.4% on Lot 001, 16.6% on Lots 002 and 003). A variance was also granted for two stacked parking spaces to encroach into the western side yard of Lot 003. The Southwest Area Commission and City Departments recommended approval, citing the project's high level of site and architectural design and its consistency with the Southwest Area Plan's "Low Density Residential" recommendation and C2P2 Design Guidelines.
