The City Council – Zoning Committee granted a Council Variance (CV25-057) for the property at 1855 Tanis Drive. The site, previously a single parcel with two single-unit dwellings in an R, Rural District, will be split into three new lots (Lot 001, Lot 002, and Lot 003). The variance permits the development of a two-unit dwelling on Lot 001 and Lot 002, and conforms the development standards for the existing single-unit dwelling on Lot 003. Variances were specifically approved for reduced lot areas (from five acres to 0.18, 0.11, and 0.18 acres for the respective lots), reduced building lines (from 25 feet to 21 feet along Tanis Drive for the two proposed duplexes), reduced rear yards (from 25% to 10.4% on Lot 001 and 16.6% on Lot 002 and Lot 003), and a western side yard obstruction for two stacked parking spaces on Lot 003. The Southwest Area Commission and City Departments recommended approval, noting the project's high level of site and architectural design aligns with the Southwest Area Plan's 'Low Density Residential' recommendation and C2P2 Design Guidelines.
