The purpose of this zoning application is to rezone the defined property from R-2, Residential District, to L-C-4, Limited Commercial District, to allow the existing religious facility to be used as an event center and other commercial activities. The 2.31-acre site is located on the west side of Woodland Avenue, 331 feet north of Argyle Drive. The Development Commission, North Central Area Commission, and City Departments all recommended approval. The proposed L-C-4 district will permit limited commercial uses, including event and assembly space, which is consistent with the North Central Plan's (2002) recommendation of "Neighborhood Commercial Services" land uses at this location. A height district of thirty-five (35) feet is established. Concerts are prohibited as a permitted use.
