The Columbus City Council approved Rezoning #Z24-056, changing approximately 9.03 acres at 3355 Refugee Road from L-C-4, Limited Commercial District, to AR-1, Apartment Residential District (H-60) to allow for a multi-unit residential development. The site is located on the south side of Refugee Road, 1,800 feet east of Winchester Pike. The Columbus Metropolitan Housing Authority is the applicant and owner. The proposal is consistent with the Columbus Citywide Planning Policies (C2P2) Design Guidelines and furthers the City's objective of creating more housing, with a potential density of up to 36.2 dwelling units per acre. The Mideast Area Commission recommended approval, with requests for a playground and an ongoing partnership with the apartment complex to develop a civic association/block watch. A concurrent Council variance (CV24-138) was also filed to reduce landscaping, screening, building setback, perimeter yard, and parking spaces, which was considered separately.
