The City Council approved the First Amendment and Partial Assignment of an Economic Development Agreement (EDA) between the City, Trident Broad Development LLC, and TCG Elford Broad Apartments Holdings, LLC. The original EDA, authorized by Ordinance No. 2046-2022, outlined commitments for a mixed-use project on an 84-acre site, including approximately 240 multifamily residential units, two industrial buildings (200,000-225,000 SF), and a flex office building (40,000-60,000 SF). The amendment specifically modifies the workforce housing requirements for the apartment project, allowing 30% of total units to be leased to households up to 80% of the area median income, consistent with current Columbus City Codes Chapter 4565. Previously, it required 10% at 60% AMI and 10% at 80% AMI. Additionally, the amendment modifies the eligible assignees and successors of the developer, Trident Broad Development LLC, to whom the EDA may be assigned, facilitating financing for the Apartment Project. The Director of the Department of Development is authorized to consent to these assignments, including a collateral assignment to First Commonwealth Bank.
