The City Council of Columbus granted a variance for the property at 982 Jaeger Street (Council Variance #CV25-041). The variance allows for the construction of habitable space, specifically an exercise studio, above an existing detached garage in the R-2F, Residential District. This approval deviates from several sections of the Columbus City Codes. Specifically, Section 3332.38(H) requires habitable space in a garage to connect directly to the dwelling, which is not the case here. Additionally, Section 3332.38(G) limits garage height to 15 feet, but the approved variance permits a height of 22.79 feet. Section 3332.26(C) requires a minimum side yard of five feet, which is reduced to 3.15 feet along the northern property line for the detached garage. The German Village Commission and City Departments recommended approval, noting consistency with similar neighborhood proposals. The alteration will require a Certificate of Appropriateness from the German Village Commission for final building design. Conditions of the variance stipulate that the second floor of the garage will not be converted to or used as a separate dwelling unit. Furthermore, it will not include cooking facilities. The site encompasses approximately 0.15 acres and is currently a single-unit dwelling with a detached garage. The project will proceed in general conformance with the "SITE STUDY" plan dated August 14, 2025. The ordinance was declared an emergency measure to allow the project to begin as scheduled in October.
