The Development Commission recommended approval (5-0) on June 12, 2025, for the rezoning of a 4.7-acre site at 3459 Trabue Road from CPD, Commercial Planned Development District, to AR-1, Apartment Residential District. The West Scioto Area Commission also recommended approval. This change will allow for the development of a 126-unit multi-unit residential complex. The proposed development is consistent with the Trabue Roberts Area Plan (2011) which recommends “Neighborhood Mixed Use” with a density of 16-45 dwelling units per acre, and aligns with the city's goal to provide more housing. A companion Council Variance (CV25-022) addresses reductions in parking lot screening, building setback, and perimeter yard width. The developer will contribute $35,650 towards improvements at Trabue Road and Hague Avenue and $32,832 towards improvements at Trabue Road and McKinley Avenue, and Trabue Road and Dublin Road/Marblevista Boulevard to address traffic operations.
