Amendment to Allow Building Height Increases in B-3 and C-3 Zoning Districts for Affordable Housing in Transit-Served Areas

The Chicago City Council approved an ordinance amending Section 17-3-0408-B of the Municipal Code. This amendment allows for increases in maximum building height for projects located in B-3 and C-3 zoning districts. To be eligible, projects must be within 2,640 feet of a CTA or METRA rail station entrance/exit or within 1,320 feet of a CTA bus line corridor roadway segment and comply with Section 17-3-0308. Additionally, projects that are subject to the Affordable Requirements Ordinance, or provide at least 50% of the required affordable units on-site, are eligible for further height increases. These height increases are permitted if the project is reviewed and approved under Type I Zoning Map Amendment procedures or planned development procedures. This ordinance specifically corrects an oversight from a previous ordinance (SO2025-0015577) that inadvertently excluded text regarding these building height increases for transit-served locations.
