The City Council approved an ordinance to release a redevelopment agreement with JRD LLC for three tax parcels previously conveyed under a 2006 ordinance. The original agreement, amended in 2010, obligated the developer (Greenwood, Berkeley, Ellis, L.L.C.) to construct 16 detached single-family homes and 6 condominium units, with the condos being affordable. Due to market changes, the developer struggled to sell 4 condominium units. GT Alternatives LLC acquired three of the parcels (4347 S. Berkeley Avenue, 4327 S. Ellis Avenue, and 4320 S. Greenwood Avenue) via tax deed and subsequently conveyed them to JRD LLC. JRD LLC requested release from the Amended Agreement for these three parcels. The City's Department of Planning and Development determined it was in the city's best interest to release the agreement in exchange for JRD LLC's payment of $110,355, representing the write-down amount from the original discounted sale of these three parcels.
