The City Council approved the sale of forty-four vacant city-owned lots across six clusters in North Lawndale to Sunshine Management LLLP for $1.00 per tax parcel. This is part of the 'Missing Middle Infill Housing Initiative' which aims to address neighborhood disinvestment and repopulate underbuilt areas by facilitating new home construction. The developer is required to construct one-to-six-unit residential buildings to be sold to owner-occupants. The City may provide up to $150,000 per housing unit for site preparation and construction costs. The combined market value of these lots was assessed at $164,849 by CBRE. Sunshine Management LLLP received a conditional commitment for a grant of $4,950,000 for the project. The project is waived from the Affordable Requirements Ordinance and the Open Space Impact Fee Ordinance. The developer can lease units for up to one year if unable to sell to owner-occupants after a good faith effort.
