Mutual Termination Agreement Approved for Scoma's Smokehouse Leases, Paving Way for Demolition and Waterfront Redevelopment

The Port of San Francisco and Scoma's Restaurant, Incorporated, have entered into a Mutual Termination Agreement for Port Lease No. L-9170 and Port Lease No. L-9175. These leases were for the "Smokehouse" premises along Al Scoma Way over bay waters. The Smokehouse was red-tagged as unsafe in 2019 and has continued to deteriorate. Scoma's lacked the financial ability to redevelop or demolish the structure. The mutual termination allows the Port to demolish the seismically vulnerable and unsafe structure, which will pave the way for the Wharf J9 Phase 1 and 2 resilience projects, save Scoma's $44,000 annually in rent and insurance costs, and improve public access and views along the waterfront. The Port Commission approved the agreement on April 22, 2025, subject to the Board of Supervisors' approval. The demolition is expected to commence in Fall 2025. The total rent due under the leases until their original expiration in April 2036 was approximately $480,000, which the Port waived as part of the agreement.
