The Board of Supervisors retroactively authorized the City’s Department of Homelessness and Supportive Housing to execute a one-year lease of the entire Adante Hotel at 610 Geary Street to operate a non-congregate emergency shelter with 93 private units. The lease term commenced April 1, 2025, at an initial annual base rent of $1,484,280, payable in monthly installments, with one one-year extension option at 3% annual escalation. Tenant improvements, utilities, janitorial, security, and supportive-services contracts with Five Keys Schools and Programs are separately managed by the Department. Landlord is responsible for major building systems and seismic, life-safety, and accessibility compliance; Tenant retains FF&E and reimburses minor maintenance contracts. At lease end, Tenant will vacate without obligation to remove existing hotel fixtures, paying a final exit fee of $100,000 (or $90,000 if extended); Landlord retains all replacement funds. The lease was subject to a City Council resolution, CEQA exemption under AB 101, and Planning Department findings for RC-4 zoning.
