This agreement secures a 21-year lease of approximately 157,154 RSF on floors 7, 12, 13, 16 and 17 (Phase I) and up to 97,000 RSF in the podium (Phase II) at 1455 Market Street for City and County of San Francisco office operations, with rights to lease additional floors through December 31, 2027. Base rent begins at $40.00 psf ($3.33 psf monthly) on Rent Commencement, escalates 3% annually over the term, and applies to all expansions; City receives a $100/RSF TI allowance and $15/RSF moving allowance. The lease includes one parking space per 3,000 RSF at $350/month, two five-year extension options, and a 2027 option to purchase the building for the greater of $200/RSF or market value determined by MAI appraisal.
