Ordinance amending the Planning Code and Zoning Map to establish the Alexandria Theater Special Use District (SUD) at the northwest corner of Geary Boulevard and 18th Avenue. This SUD allows exceptions to existing zoning controls for a residential project, including a potential increase in building height from 40 feet to 80 feet and density bonus. To qualify, a project must include a minimum of 12% on-site affordable housing, provide a specified mix of unit types (at least 62% 2-bedroom, 18% 3-bedroom, and maximum 20% 1-bedroom), and preserve historic features of the former Alexandria Theater, such as the exterior blade sign, exterior marquee, interior sunburst chandelier, and interior Egyptian Revival motif murals. The project is considered exempt under CEQA.
