This approval includes seven waivers and two incentives under the State Density Bonus Law, covering rear yard, open space, parking setbacks, loading, height, and lot merger restrictions, to achieve a 64.67% density bonus. The project further benefits from a 12% administrative inclusionary housing modification under Section 415A, reducing onsite inclusionary requirements. Conditions include compliance with affordable housing agreements, including a Regulatory Agreement, and recording of notices of special restrictions.
