The Board of Supervisors approved Port Commission Lease L-17180 between the Port of San Francisco and Everett & Jones BBQ SF International, LLC, granting a 10-year lease for approximately 4,363 sq ft of two-story restaurant space at 300 Jefferson Street in Fisherman’s Wharf. The lease term includes two successive five-year renewal options and features an initial rent-free period of up to 180 days or until the restaurant opens. Base rent is structured as 5% of gross revenues (no less than $10,000/month) in Year 1, fixed rents of $13,000/month for Year 2 and $14,500/month for Year 3, and 3% annual increases thereafter. From Year 2 onward, the percentage rent is 6% of gross revenue. Port will also provide an $800,000 tenant improvement allowance funded by the Tenant Activation and Retention Fund under ARPA. The Executive Director is authorized to execute the lease, finalize non-material amendments, and deliver the fully executed lease to the Clerk of the Board.
