Establishment of 600 Townsend Street West Special Use District for Office Use Legalization

  • When: 2025/04/17
  • Address: 600 Townsend Street West
  • City: San Francisco
  • State: CA
  • Category: Zoning Code Modification
  • Asset Class: Commercial
  • Planning Department: True

This ordinance establishes the 600 Townsend Street West Special Use District (SUD) to legalize existing office uses at 600 Townsend Street West (Assessor’s Parcel Block No. 3783, Lot No. 008). The building previously operated as office space without proper authorization. The SUD principally permits office uses on all floors of the five-story building, which was originally constructed for Production, Distribution, and Repair Uses. It also waives or reduces certain requirements including open space (to a maximum of 2,600 SF), Class 2 bicycle parking, streetscape, and pedestrian improvements. Furthermore, the ordinance reduces development impact fees (Child-care: $0.99/SF, Jobs-Housing Linkage: $7.94/SF, Transportation Sustainability: $1.87/SF) to levels that would have been applicable under the expired 2012 Eastern Neighborhoods Legitimization Program, adjusted for inflation, and includes a 33% reduction from Planning Code Section 403. This measure aligns the property with its long-standing use and its operational relationship with an adjacent legally converted office building.
