This ordinance creates the 600 Townsend Street West Special Use District (SUD) to legalize the longstanding office uses at 600 Townsend Street West (APN 3783/008) by making office uses principally permitted on all floors and waiving or reducing applicable development controls and impact fees. The SUD reduces the open space requirement to a maximum of 2,600 gross square feet, waives Class 2 bicycle parking, streetscape, and Transportation Demand Management requirements, and limits impact fees to adjusted 2012 Eastern Neighborhoods rates (Child-care $0.99/sq ft; Jobs-Housing Linkage $7.94/sq ft; Transportation Sustainability $1.87/sq ft) including the 33% reduction under Planning Code Section 403.
