This ordinance amends the Planning Code to permit up to 51 tourist hotel rooms at 447 Bush Street. It exempts 447 Bush Street from conditional use authorization and waives development impact fees for the conversion of 38 residential hotel rooms to tourist hotel rooms. The conversion of these 38 rooms is contingent on the application of the Residential Hotel Unit Conversion and Demolition Ordinance to 27 group housing rooms at 412-422 Hayes Street and 7 group housing rooms at 319-321 Ivy Street. The Department of Building Inspection will issue certificates of use reflecting these changes and waive associated fees. This ordinance is a companion to another ordinance approving the settlement of claims in Hotel Des Arts, LLC v. City and County of San Francisco et al. The Planning Department affirmed its California Environmental Quality Act determination, making findings of consistency with the General Plan and Planning Code Section 101.1, and findings of public necessity, convenience, and welfare under Planning Code Section 302.
