The New York City Council approved a special permit for Lenox Hill Hospital at 100 East 77th Street, Manhattan, to allow for the enlargement and renovation of its existing facilities. The special permit, granted pursuant to Section 74-904 of the Zoning Resolution, modifies various zoning regulations within the R10, C1-8, and C1-9 Districts. Specifically, it permits an increase in the maximum community facility floor area ratio, allowing it to exceed typical limits when combined with a floor area bonus for mass transit station improvements. Furthermore, the permit modifies height and setback regulations (Sections 24-50, 33-40, and 92-20) and lot coverage regulations (Sections 24-11 and 24-12) for the property, which includes a portion of the Special Park Improvement District. The application, C 250153 ZSM, was submitted by Lenox Hill Hospital and passed through the Subcommittee on Zoning and Franchises and the Committee on Land Use with modifications on August 6, 2025.
