The City Council Land Use Committee approved with modifications the Atlantic Avenue Mixed-Use Plan (C 250014 ZMK), authorizing extensive zoning map amendments across Brooklyn Community Districts 3 and 8. The action eliminates existing C2-4 overlays in R7A and R7D districts, removes the Special Mixed Use District (MX-20), and upzones multiple R6A, R6B, and M1-1 districts to higher-density residential and commercial districts including R7A, R7D, R7-2, C4-3A, C4-5D, C6-3A, M1-3A, and M1-4A/R9A. It also establishes C2-4 commercial overlays within select residential areas and creates the Special Atlantic Avenue Mixed Use District (AAM) to guide future development. The plan will facilitate new mixed-use buildings with mandatory inclusionary housing, support ground-floor retail, community facilities, and preserve light industrial activities in designated zones.
