On 2025/03/27 the Subcommittee on Zoning and Franchises held a public hearing on land-use applications LUs 257-260 and 263-266 for the Atlantic Avenue Mixed-Use Plan (AAMUP) in Brooklyn. The proposal would replace outdated M1 and R district zoning along Atlantic Avenue with a new Special Atlantic Avenue Mixed-Use (AAS) district, applying Mandatory Inclusionary Housing (MIH), increased FARs, urban design controls, wider sidewalks through building setbacks, required non-residential ground floors on key corridors, and a mid-block mixed-use floor area bonus to encourage light industrial and job space. HPD and DCAS are co-applicants on site-specific UDAAP and disposition actions at 542 Dean Street, 516 Bergen Street, and 1134 Pacific Street for 381 deeply affordable homes, as well as acquisition/disposition steps for additional public sites at 1110 Atlantic Avenue and 457 Nostrand Avenue. The EIS estimates 4,600 new homes (over 1,400 income-restricted) and 2,800 new jobs resulting from the rezoning.
