The City Council approved a spot rezoning at 2510 Coney Island Avenue, changing the existing R4 and C8-1 districts to R6B with Mandatory Inclusionary Housing (MIH) Option 2. The final approved plan reduces an earlier 11-story proposal to a four-story, 26,000 sqft building containing 27 residential units (18 one-bedrooms, nine two-bedrooms) and 35 on-site parking spaces via stacker lifts. Ground-floor space accommodates community facility use with a separate residential lobby. The project includes eight permanently affordable units at 80% of Area Median Income, in compliance with MIH requirements. The rezoning increases permitted floor area ratio from 1.5 to 2.4 FAR and allows community facility and residential uses under R6B zoning.
