Approved by the City Planning Commission on April 22, 2025, the spot rezoning of 2510 Coney Island Avenue changes the zoning from an R4 district to an R7D district and establishes a Mandatory Inclusionary Housing area under Appendix F. The R7D district permits residential and community facility uses at a base FAR of 4.0 and up to 5.4 FAR for developments complying with MIH requirements, standardizing height and setback regulations. This amendment will facilitate a larger, mixed-income residential project on the site, securing a percentage of units as permanently affordable at varying income tiers. It is expected to catalyze additional investment along Coney Island Avenue and support Brooklyn’s broader housing objectives.
