The City Council approved an area-wide rezoning along Atlantic Avenue in Brooklyn to establish the Special Atlantic Avenue Mixed Use District (AAM). This action eliminates legacy C2-4 and MX-20 districts and rezones properties from R6A to R7A, R6B to R7D, M1-1 to various C4 and M1 designations, and C6-2A to C6-3A. Within the new district, C2-4 commercial overlays are introduced to support street-level retail continuity, while new manufacturing-to-commercial transitions allow light industrial uses to coexist with residential and office. The rezoning area spans multiple blocks in Community Districts 3 and 8 and integrates Mandatory Inclusionary Housing provisions. Amended zoning text also addresses bulk regulations, height and setback modifications, and the creation of publicly accessible open spaces. The decision aims to streamline mixed-use development, bolster housing capacity, and revitalize the corridor’s economic and cultural fabric.
