The City Planning Commission approved a zoning map and text amendment on May 19, 2025 to establish the Special Atlantic Avenue Mixed Use District (AAM) across Brooklyn Community Districts 3 and 8. The rezoning replaces portions of existing R7A, R7D, R6A, R6B, M1-1, and MX-20 districts with higher-density R7A, R7-2, C4-3A, C4-5D, C6-3A, M1-2A/R6A, M1-3A/R7D, and M1-4A/R9A districts and adds C2-4 retail overlays. A companion zoning text amendment and Appendix F modification create a mandatory inclusionary housing area. Concurrent land dispositions and Urban Development Action Area designations at 516 Bergen Street, 1110 Atlantic Avenue, 457 Nostrand Avenue, 1134–1142 Pacific Street, and 542 Dean Street will facilitate new mixed-use and residential developments with community facility space.
