The City Council approved a spot rezoning at 123-12 Sutphin Boulevard, changing the zoning designation from R4 to R6A to facilitate a new five-story mixed-use building with 111 residential units and approximately 10,000 square feet of community facility space. The development team, led by SR Equities in partnership with Full Gospel Mission Church of God in Christ, will include a new church sanctuary, rooftop recreation area, and public artwork along PS 223-Q. Under the city’s Mandatory Inclusionary Housing (MIH) Option Three, 28 units will be deeply affordable, ensuring long-term affordability for low-income families. The rezoning also permits expanded community uses, supports neighborhood revitalization, and aligns with city housing goals by increasing affordable housing stock.
