The City Council approved an amendment to the Zoning Map and Zoning Resolution establishing the Special Atlantic Avenue Mixed Use District (AAM) in Brooklyn Community Districts 3 and 8, Council District 35. The rezoning eliminates existing C2-4 and MX-20 districts within R7A and R7D, changes R6A to R7A, R6B to R7D, R6A to R7-2, and R6B to R7-2, and converts manufacturing M1-1 and M1-4/R7A districts to a variety of commercial (C4-3A, C4-5D, C6-3A), manufacturing (M1-3A, M1-1A/R6B, M1-2A/R6A, M1-4A/R9A), and mixed-use zones. It also establishes new C2-4 commercial overlays and mandates Mandatory Inclusionary Housing within the district. The amendment modernizes zoning regulations along Atlantic Avenue to guide future residential, commercial, light manufacturing, and community facility development.
