  • When: 2025/05/12
  • Address: Various properties along Atlantic Avenue, Brooklyn, NY
  • City: New York
  • State: NY
  • Category: Area Rezoning
  • Subcategory: Mixed-Use Rezoning
  • Asset Class: Land
  • Property Type: Placemaking
  • Size: Approximately 21 city blocks

This decision approves the Atlantic Avenue Mixed-Use Plan, a comprehensive rezoning of properties along Atlantic Avenue in Brooklyn’s Community Districts 3 and 8. It eliminates existing C2-4 and Special Mixed Use (MX-20) districts and upzones multiple R6A, R6B, and M1-1/R6B subdistricts to higher-density R7A, R7D, R7-2, M1-2A/R6A, M1-3A/R7D, and M1-4A/R9A zones. The rezoning establishes the Special Atlantic Avenue Mixed Use District (AAM), modifies Zoning Map Sections 16c and 17a, and updates Appendix F to designate Mandatory Inclusionary Housing areas. It also enables the acquisition and disposition of several City-owned parcels—including 516 Bergen Street for replacement parking, 1110 Atlantic Avenue for mixed-use development, 457 Nostrand Avenue and 1134-1142 Pacific Street for residential and community facility projects—through coordinated HPD and DCAS applications.
