The Atlantic Avenue Mixed-Use Plan (AAMUP) is a comprehensive area rezoning to transform 21 Brooklyn city blocks along Atlantic Avenue from Vanderbilt to Nostrand Avenues. DCP and HPD propose zoning map changes—including upzoning R6A/M1-2A areas to R7D and R9A—to permit higher-density mixed-use development and apply Mandatory Inclusionary Housing citywide where residential capacity increases. A new special district text amendment mandates ground-floor non-residential uses on avenues, incentivizes 1.1 FAR of job space in mid-blocks, and introduces façade articulation, widened sidewalks, and a public plaza bonus. HPD and DCAS also co-apply for UDAAP designations and disposition actions to facilitate five 100% affordable housing projects on City-owned sites. Together, these actions will enable 4,600 new homes (including 1,400 income-restricted rent-regulated units), support 2,800 new jobs in 800,000 sq ft of non-residential space, and modernize aging infrastructure.
