The City Council approved a rezoning of 2510 Coney Island Avenue from R4 and C8-1 to an R7D zone with a C2-4 overlay and Mandatory Inclusionary Housing designation. The decision allows construction of a four-story, 26,000-square-foot mixed-use building containing 27 residential units, including eight permanently affordable units under MIH Option 2, plus ground-floor community facility space. The project replaces a non-conforming used-car lot and yields a floor area ratio of 2.4 under contextual R6B controls. The cellar will accommodate 35 attended parking spaces with mechanical stackers to provide one parking space per unit. Mandatory Inclusionary Housing secures income-restricted units at 60 percent of area median income. The new zoning also formally permits residential, community facility, and accessory parking uses on the lot formerly split between R4 and C8-1. This spot rezoning continues the City’s strategy to densify wide corridors in transit-accessible neighborhoods while advancing affordability.
