An ordinance to amend Title 17 of the Metropolitan Code of Laws, the Zoning Ordinance of The Metropolitan Government of Nashville and Davidson County, by changing from RS10 to SP zoning for properties located at 2819, 2821, 2823 Jones Avenue and Jones Avenue (unnumbered), approximately 43 feet south of Hart Lane (8.27 acres), to permit 84 multi-family residential units. The uses of this SP shall be limited to a maximum of 84 multi-family residential units. Short-term rental properties, owner-occupied and non-owner-occupied, shall be prohibited. The fallback zoning for the property will be RM9. The plan includes conditions such as changing the Jones Avenue setback to 50 feet, removing 'ROW' labels and replacing them with 'private drive,' and replacing 'duplex' with 'attached multi-family.' The applicant must work with NDOT and Planning on pedestrian connections and greenways. Architectural elevations must comply with standards. The development team is required to coordinate with NDOT for traffic calming measures and place $10,000 in escrow for proposed traffic calming. A public access easement must be dedicated along sidewalks and pedestrian paths.
