An ordinance was approved to amend the Specific Plan (SP) on properties at 1007 and 1009 Solley Drive, Nashville, Tennessee. The amendment permits the development of 55 multi-family residential units on the 3.31-acre site. Short Term Rental Properties (STRP) are prohibited within the development. The approval is subject to several conditions, including providing a 10-foot Type B 3 buffer along the northern property boundary and updating the fallback zoning to RM15. Additional conditions include submitting detailed plans for corner treatment of units, identifying right-of-way dedication areas, providing architectural elevations, confirming water capacity, and complying with all requirements from Metro Reviewing Agencies and the Metro Fire Marshal's Office. A corrected preliminary SP plan incorporating these conditions must be submitted. Minor modifications to the SP plan may be approved by the Planning Commission, but changes increasing density, adding new uses, or eliminating specific conditions require another Metro Council ordinance. If development standards are not specified in the SP plan or Council approval, the property will adhere to RM15 zoning district standards.
